So I understand that, but just wondering if there are other ways to structure this so that I retain ownership of these properties outside of the retirement account. 

I know there are a lot of disqualifications such as non-like properties (SFR into notes) and the fact that my company would own both assets, but what about rolling the capital into a solo 401k, Self directed accounts, etc?

Hey everyone, I'm new to the forum and wanted to take a moment to introduce myself.I run a small analytics consulting business in Boston, and develop data science courses for several online education platforms.I'm interested in real estate investing as a means of diversifying my portfolio and providing additional streams of passive income.

Because after I run the number I usually only have 150 for cash flow which in my opinion is not worth it and won't account for raised property taxes

I have no intention of touching the security deposit money and that has already been placed in a separate account.

Please tell me there is a program out there let lets me flip houses and make money without an accounting degree.

Birmingham have a lot of vacant tax delinquent properties. you cant fill out the application online to purchased the property

.), scrubbing the public records for notice of defaults (a list you have to manually do as our county doesn't have the records online), bandit signs (but 3 wholesale players have entered our market and take down every sign we put up), door knocking (Which takes up too much time).
