Like any other business, this is a numbers game.

You can search for vacant homes, put up bandit signs where allowed. look for code enforcement homes, etc for your list of distressed homes.

Also if your in the game your going to be actively talking to buyers and sellers you will get a feel for what a real buyer and seller look and sound like and what they expect. 

We've both owned and sold homes before, so we understand basics of buying and selling, but reading through a lot of this info on bigger pockets is a totally different ball game.  

@Justin LenkWell it is a whole different game than what most investors do on BP.

If it turns out that the plumbing is fine, you're ahead of the game.

Can't tell you how many folks have been jammed up or had their purchases delayed by a month or more because I have to tell them how to game the FICO algorithm to accurately capture their creditworthiness.

Network with local landlords to learn how strictly they are enforced and how difficult it is to deal with the inspectors.

I have copies of the current leases and rent is supposed to be due in full on the first but the landlord has NEVER enforced that and just collects partial payments when they have it.
