So I was driving for dollars in Woodland, CA last weekend and looks like there are a couple prospects that I found where homes looked empty and had been vacant (super dirty windows, unmowed lawns, etc.) but it was only maybe 2 homes that I could find.

Basement has moisture issues that have to be handled correctly I would get an exhaust fan for the room and hopefully it has an working window

Is a good tenant absolved from their responsibilities when they break a bay window with a ball, set the kitchen counter on fire, flood the bathroom and destroy the down stairs ceiling, set fire to the carpet, back their car into a garage door, no of course not.

Lots of homeless population, years ago used to be gosh gang related area, now high crime area, many houses still have bars on their windows, the neighborhood  is getting better but the houses are still cheap there.
