So I was driving for dollars in Woodland, CA last weekend and looks like there are a couple prospects that I found where homes looked empty and had been vacant (super dirty windows, unmowed lawns, etc.) but it was only maybe 2 homes that I could find.

Basement has moisture issues that have to be handled correctly I would get an exhaust fan for the room and hopefully it has an working window. 

I was doing a moderate rehab on a 3bd/1.5bth and he could handle it all, from doors/windows to reframing, to a new passthrough, cabinets, etc.

Is a good tenant absolved from their responsibilities when they break a bay window with a ball, set the kitchen counter on fire, flood the bathroom and destroy the down stairs ceiling, set fire to the carpet, back their car into a garage door, no of course not.

Needs to be at least 10x10, one closet and one window to become a bedroom.  

Lots of homeless population, years ago used to be gosh gang related area, now high crime area, many houses still have bars on their windows, the neighborhood  is getting better but the houses are still cheap there.

My contractor I have for my flip is more than capable to install and replace (his right hand guy does door and window installation normally).

I recently purchased a (top/bottom) 1970's duplex house that has base board heating and is cooled via window units.

And remember, others are looking to so there may only be a small window of time to lock down a property.

We prefer using vertical blinds where possible but we have a lot of floor to ceiling windows and need some smarter (yet cost-effective) solutions.
