Also, educating the seller on the benefits of holding paper has helped me in the past as well.I usually offer three options: 1) cash offer with significant discount on purchase price, 2) seller financing with a 10-20% down payment (they will usually counter with a larger downpayment, but then you know where their head is at on the matter), and 3) a creative offer based on what I think their motivation is for the sale.

I merely wanted to share the thought that schooling isn't the only way to learn and that we can do a tremendous amount to better ourselves in regards to knowledge, skills, money making opportunities etc. via other realms beyond just going through more school.

I would give them a rent rebate for the loss of use of that room based on time and square footage (i.e. if the sq ft is 20% of the home, and it's down for 1/4 of the month, it would be 5% of their monthly rent paid back to them (not a discount, but returned after they pay on time as expected). if it's $1000/month rent in this example, that's $50.

@Chad UrbshottDiscounted notes are extremely complex crmAn accounting standpoint and like any type of accounting, there are GAAP which the way one accountant does things may be slightly different than another, but if you want some reading that will blow your mind read about buying a discounted note and trying to figure out what is earned income vs capital gains.

So, I'm going to go ahead and assume I can't just jump right in and start buying when I'm barely going to be able to afford 1-2 steeply discounted notes.Something I have seen mentioned but can't find much information on, is the idea of wholesaling or bird dogging notes same as you would hard real estate.
