Tenant occupied properties

Hi all, 

I just recently got an offer accepted on a duplex in Michigan. The property is 100% tenant occupied and  I have reviewed the current lease agreements and payment history of both tenants. Are there any potential  pitfalls or important things I should look out for when purchasing tenant occupied properties?

    Make sure you get the security deposits, prorated rent for the month, the lease agreement is correct and they know who to make the rent payments to.
