The OP is attacking it from the wrong angle.To the popularity point, Craigslist traffic may be increasing, but the increase in "popularity" seems to be mainly due to an increase in spam.

The traffic going through the Sepulveda pass is a monster as well.

Going to take a photo of it and post it on my homeaway pictures and see if there's any more traffic that gets generated.

When they have that done 2-3 years from now it should increase your store traffic quite a bit.

You'll have a paying tenant immediately upon completion of your project.Create  package for the bank or angel investors, include all necessary information, pictures, future profit, contractors estimate, time of completion, copy of signed lease, contract of sale, traffic count, square footage, highest and best use estimate, holding period....etc.

The inherent vacancy rate in the area, the current vacancy % of the subject property, the number of other similar properties and other rentals in the area and the type of tenants they attract, the exact location of the building(s) within the area, the layout of the building(s) either providing or restricting visibility from the street (and whether or not the street has a lot of traffic or not). 

If you want tons of Internet leads you have to spend the money and put in the work to get your website ranked and generate traffic.

I highly recommend the podcasts when you're driving around town and sitting in traffic.
