Mine lists the cost if they lose their keys, that they can't change the paint color or window coverings without permission, they're required to have renter's insurance, and so on. 

Once they realized they would be waiting until after escrow closed and then paying for a custom color, they went along with the standard color.

Doesn't have to be exactly the same, but should be roughly the same style in terms of finishes and paint colors.

From the time we signed the contract to closing the build price rose more then 15k for the same model and things looked great.

I would rather not have 2 coats of primer and 2 coats of paint to go over dark purple and greens, I had a painter mention there is a paint out that truly does cover in one coat with these dark colors.  

I just downloaded and printed a rental property analysis in color and the stats and beauty of the analysis jumps off the page!
