Rehabbing my old house
We've had our old house on the market with little luck. Our agent has been pushing us to continually lower our price. Recently two houses in our neighborhood went under contract. One house is the same model house and sold for $75k more than our asking. And it sold in less than a week. Another, 400sqft larger, sold for 150k more. We've figured out our old house needs a facelift. So we are treating this like a flip. Where can we upgrade and get more out on the sale? The home is on the market for $680k with an zestimate of $710k. Sold for $750k in 2005 and $600k in 2008. 3273sqft. High end homes in a high end neighborhood.
Things we will do:
1) Repaint to get rid of any wall defect. Was repainted 2 years ago at $6k but can do it for $2500 this time.
2) Fix all the little things, cracked light switches, door knobs, etc...
3) Replace fixtures and can lighting that look yellowed.
4) Deap clean
Suggested things but not sure:
1) Paint all cabinets white. It's the original oak right now.
2) New flooring in the master bath. Oddly, it's carpet expect the toilet room.
3) New carpet upstairs. Carpet is old but well taken care of.
4) Install fridge, washer and dryer.
5) All new flooring downstairs.
Really hesitant to paint the cabinets. It's a huge kitchen and worried it won't come out well. Also expensive.
Not sure flooring downstairs is worth the expense. Don't buyers want to do this themselves?
Tile in the master bath or wood?
Thoughts? Where can we get the most bang for our bucks?
