What I am looking for is something pretty turn key with hopefully 10k or less in repairs.

I dont know much about property management im not holding anything yet again there are some really good companies here. i hope I haven't said to much and have provided value. 

They are trying to not do a capital call.My MLG Capital Funds are still paying dividends but at a reduced rate a little less than 4%.Hoping both come around MLG looks promising and there is still hope for Open Door Capital.

I want to take out what is not taxable gain only. are you saying you lose the 250k exclusion on the 1031 because that 1031 may not stay as an investment property forever to make it sold. 

With each closed transaction, I felt a glimmer of hope rekindle within me.
