If you inherit a tenant and the rent is below what the market is but they can not afford market rent do you kick them out as soon as their lease is up or immediately if they don't have a lease or do you keep them on as a tenant.

In my experience, inherited tenants almost never, ever work out under new ownership.This is a common fault with new landlords (which is exacerbated by the owner/occ component) - being too lenient.

@Di Ye You can raise rents more easily and quickly and get inherited tenants out in short order.
