What things influence the amount you use to estimate closing costs and place in the box for that?

They are an excellent educational  and motivational tool.  

So I would argue respectfully of course, that from the negotiation standpoint what the seller has invested will influence their decision making and therefore is relevant. 

Seller needs 2 things equity and motivation in order to do the deal Ownership: I chose over 4 years.

First is knowing the people and the motivation.

As Christopher indicated the properties you buy using this strategy are distressed requiring rehab or have very motivated Sellers.  

Hi @Stephen ColeI am faaaar from a marketing expert, but I assumed the word "ugly" was frequently used because it weeded out people delusional about value/condition of the home, and attracted people that were realistic/motivated. 

I started skip tracing my entire list to gauge  motivation before i mail sometimes im able to find the motivated sellers that way instead of spending thousands on direct mail consistently.

Im very excited and highly motivated to move forward.
