Direct mail filters

Hello bp community,

When it comes to direct mail marketing how do you go about setting the filters to find deals? I guess what I'm asking is does everybody direct mail the same way but just use different areas or does the criteria change depending on your own personal goals. Sorry ahead of time if this question was worded weirdly.

Location: Only use zip codes interested in areas investing in Equity: 40% or greater. Can use 30% greater as well. Seller needs 2 things equity and motivation in order to do the deal Ownership: I chose over 4 years. Assessed Value: This gives me the assessed value of the houses I am looking to purchase. Property type: I am mailing to multi family 2-4 unit properties, but you could do SFRS . Median Sales Price: know what houses are selling for (comps) 

Then owner occupied, absentee, or absentee out of state owners (chose which filter) 

The goal is to A good deal is typically a lot of work or someone who has experienced a life changing event (NEED TO SELL QUICKLY). Only worthwhile properties. 

Do you plan on doing DM in house, or outsource the mailings?
