I recently picked up 'The Book on rental property investing'.

I just bought David Greene's book on long distance RE investing because I know that the midwest holds a lot of opportunity as far as minimal market fluctuations and cheaper properties. 

I have been reading some books, working on going to a few meet ups, and signing up for free events.

Can anyone recommend any books, courses, contracts, etc. that would help?

Being our own registered agent...We are continuing to look for a knowledgeable attorney to help answer questions as well as guide us through setting up our LLC.

Is there a book that I can get to better understand this process?

In terms of estimating repair costs I believe there is a guide for that on BiggerPockets that a contributor released.

We have read Brandon Turner's book on real estate investing multiple times, reached out to local realtors, and made spreadsheets analyzing deals.
