New to real estate investing

So I haven on Bigger pockets for a while and have been reading up.  My plan is to start by doing fix and flip and once I have some equity built up, to invest in larger multi family properties.

I have started to ramp up marketing to try and find my first deal.  I plan on sending out my first mailings this weekend.  Also working on a website landing page.  My biggest struggle right now is trying to figure out how to properly estimate repair costs, so any suggestions there are appreciated.

I have been thinking about taking the leap for years, and have finally set myself up to be in a position to do so.

Can't wait to see where this goes.
