NJ is very competitive now and those price points for rehab properties are all being sold to cash and the MLS versions will sell higher than asking so you would need to be looking around 200-215k.

The market will correct itself for sure but IMO the City will endure as we are talking about the national and global population who I am sure will jump right in during this deleveraging downturn.

@John DanielHouse hacking is super competitive for multi.

Unfortunately, I don't have any pocket listings that meet your needs at the moment, but I do have some unsolicited advice about this market:I know it's very competitive here in San Antonio, but I still have plenty of clients winning bids with financing contingencies.

@Laura Casillas for a 6 month PPC in Austin TX (competitive) I would recommend at least $12k (2k per month) at the absolute minimum. 

Now, if thy are all owner occupied, it makes it much harder but doable if you have them priced correctly (competitively) and you know the market that they will all go under contract at about the same time.

These are usually used by big complexes with lots of competition around them or in bad rental markets.

Just been having a lot of trouble finding an institution to loan on an MHP, and with competitive terms.

Your greatest change in competition is if someone builds beyond demand or in your area.
