All of us enjoy the Milwaukee product by leaps and bounds over the DeWalt.

I'll try to contribute to forums as much as I can, although I really enjoy just reading your guys questions and answers on here.I'll try to make this website a better place if I can, although it really can't improve much more than it did. 

So that could be a good way for you to get into one of the "has a higher hurdle so some people stay away, making prices better" areas while also enjoying a fast FC timeline.

@Brett Robinson - I have found it is generally easier to get financing when you have a w2 job, which is one of the reasons I keep mine (plus that fact I make great money, work from home and actually enjoy the job).

But I know people enjoy leaving there. 

I also did not enjoy the investor / project manager / general contractor relationship.I do not plan to do another flip soon but interested in getting into hard money lending.

Most private Landlords lose tens, possibly hundreds of thousands, because they don't know how to properly manage their property.If you do real well and enjoy it, you can break out on your own and start your own PM company.
