The sooner the better to address the situation.   

We closed in our office and right on our whiteboard was the address and 35k sale price. 

Being a newbie to REI, it was a good feeling receiving a message from a motivated seller who left her name, number and the property address on my Google voice number. 

I would talk to a regional bank directly and forget the mortgage broker if they are like-kind, like-addressed properties.

I'm currently evaluating value add MF deals in Texasbased on what I can glean from my limited experience, sources of upside include:1. class c property with below market rents - potential to upgrade units and improve efficiencies to get to market rents2.  

It might be a bit less motivational for them but I wouldn't go paying x amount per address.

a lot of angry people tend to call back. is it a bad idea to put my address on the letters incase they start giving bad reviews?

Should my rejection letter read something like this:We're sorry to let you know that the property at [address] is no longer available.
