The seller says the house has 4 bedrooms but the 4th is an addition done by an owner so I'm guessing it is not professional and to be safe I'm going to assume it doesn't meet code and is just another room (or closet).

It seems like a safe way to try out being a landlord, maybe just do a shorter lease at first (no more than a year) in case you don't enjoy it, then you can sell after the lease is up.

In my view I'd be providing both a lower cost housing option, establishing monthly cash flow through the lot rent, and setting the stage for long term cash flow through home ownership for the participants rather than renting.I'd love for any of you to point out blind spots, give me things to think about, etc.I know the owner-carry issue would require careful navigation of the SAFE act stuff, which I know only a little about.

I assume you'll self-managing when you move out so also a safe bet is to make sure it cash flows with management thinking about the future so when you grow or no longer want to manage you still have positive cash flow.
