Frankly, I can't get my family interested... they are very financially immature and scared to death of the thought of investing in real estate.I hear you that it's impossible and impractical to give them what they want, and frankly you shouldn't need to.

Job transfer, death in family, something sudden and drastic.It is a good tool to have in your belt, but it can be in the hidden bag in the back because, if used properly for the right property, it doesn't get used much @Tashzieanna MinterAs a primary strategy, you will starve or make mistakes forcing it on the wrong properties and wrong situations in my opinion.
