Advice on a Lease Option as my first deal.

I'm leaning towards doing a lease option as my first deal because it requires little money down verses going through the hassle of trying to get a mortgage loan with not enough credit built because of my age. Once I close the deal I plan to reinvest a portion on the money back into real estate. Any advice on this plan?
