If I could find another way to finance the downpayments on subsequent properties, is there any benefit to holding on to our first property with the above numbers?

Not signing could lead to re-doing the closing date, which doesn't benefit anyone involved.  

As a real estate agent you should be educating your buyer on the potential risks of the HOA and the benefits -- how much money it has in reserves, what it covers, getting the CC&Rs, bylaws, etc.
