My key areas of rejections are: any past eviction in last 7 years, past due car payments, judgements/bankruptcies , utilities in collections, address/social security mismatches(I've caught a lot of scammers this way), fake landlord references(usually caught through simple county searches).

It is always difficult to go back to the seller once you have an agreed upon sale to discuss previously unseen and unknown issues on the property which may need some concession or seller to address.

We would have assisted you in avoiding a nightmare situation like this, by making sure you knew about the challenges and if you decided to still move forward, making sure there was a solid renovation plan in place to address them.Who's your property management company and why aren't they educating you on all this?

I don't believe there's a way I can bifurcate only the ADU into an LLC as the entire property is one single family home property for legal purposes, even though the ADU has a separate address for mail purposes.

@William Rushton you cannot put an offer in on this property that requires FHA, unless you address the occupancy issue.

I believe as long as it’s my primary address and live in it for one year, there shouldn’t be an issue. 

You'll need the address of the property to access records, in which you should see a section for liens.

I think 3-4 days is the max I've had for vacancy that was the by choice so I could address a few things.
