Getting a permit for San Bernardino is really easy, they haven’t done an actual inspection since Covid started, they do a drive by supposedly.

I can't get a clear CO without that inspection since I am converting the property.Now I am in super hustle mode to find a new plumber and electrician to get these permits submitted (in between my day job) so I can get this place done and move on.

I made sure to go to inspection prepared with prospective leases. 

@Wilson Hunter One of the first things you should do when you buy a cabin in the woods is have a wildlife exterminator do an inspect, plug any holes and set a couple bait boxes that are checked on a monthly basis.

Have any previous inspections been done? 

Do you go ahead and put an offer on the deal and then get the inspector and contractor there at the same time during your inspection window? 

The city keep on failing  us for inspection and bring up new issues to address. 

I watched an episode where Brandon made such a scenario work... earn the seller's trust that they'd not be wasting their time and yet keep yourself protected by submitting provocative offer 'subject to inspection'.

I'll have a better idea of the home condition once the inspection is done.

I am looking at a SFH and some of the items listed in Inspection report will require repairs but seller is not willing to perform the repair work.
