Estimation on repair cost before buying a SFH

Seeking out some feedback from this highly experience community. I am looking at a SFH and some of the items listed in Inspection report will require repairs but seller is not willing to perform the repair work. We may be able to negotiate some of these in offer price but trying to see how do we normally estimate the high-level repair cost

e.g. 

> roof replacement for approx. 1400 sq ft home

> sink replacement

> Water Heater and AC are old 

> Appliances e.g. cooking range

We may be able to cover some of these via extended home warranty but most of these will require replacement.

Please suggest.
