The one job I subbed out on my garage build was the foundation blocks and that was the one thing that was messed up.

Great area for rentals with new Amazon Distribution center opening next summer 10 minutes away. (1500+ new jobs)Inspection came back with minimal major issues aside from the large crawl space foundation issues.

Building the right foundation with the right education will also determine what markets will work for your investment criteria.

Although I may have underestimated the foundation cost a bit. 

Your chances are infinitely better if you start from a solid financial foundation.

Hi Brian,Great job getting started and building your foundation by reading books! 

I could have easily waited the extra 6-12 months to save a bit more and ended up at basically the same destination without all the hassle.You've got a long investing career ahead of you - take the time to build up a solid foundation that'll last through the next several decades of your life.  

If the house has serious problems (foundation, mold, leaking roof, busted mechanicals, plumbing leaks, etc.) or is in the middle of nowhere or otherwise in particular location/market/situation, then you have to wonder if it will get rented.
