I do expect small gains in prices.

I bought a duplex, 2/2 each side 7 yeara ago (FHA) lived in it for about two years then bought my 3/2 residence.Planning to purchase a small property for grandparents to downsize in and rent.

We discussed each of our concerns, hers we're more about getting the owner a small nest egg, and I was looking to meet my cash flow (quad chart) criteria.

I recently looked into teaming with another successful, but still fairly small - about the same size we are but more active than we are, San Diego BP investor on a mixed use purchase.  

Here we are in 2018, approaching or at the top of another cycle, and they still own the house and would now like to sell in hopes of finally making a small return.

@Gerald BarronTake my advice with a grain of salt (small grain of salt) but I think it really does depend on what you desire out of the property.

That could be a stand alone building for $200K or two small $100K buildings, or 20% of a building that costs $1 mil. 

For those that don't know, this is exactly what it sounds like, a small box of water that the dryer vents into.
