I've been shifting my strategy from buy and hold to try and be a bit more creative with my deal flow, to avoid hangups, only looking at the puzzle from one angle, and neglecting to realize a not for me may very well be a deal for someone within my network.My target for the properties are all:Multi-family (which is an extreme rarity in this city I'm finding out)Equity 70% and higher Both Absentee and Non-Absentee OwnersIn the City of AtlantaI ended up with about 50 properties that fit the criteria after I filtered out all town homes & condos. 

It's also in the very high density Back Bay neighborhood and we just wanted to pick peoples' brains about what to look out for and what regulations or best practices would be best to utilize.Your response can be from any angle such as working with contractors, finding rental comps and tenants, Boston-specific building codes, etc.

I'm on the fence as to whether this would be detrimental as a state wide measure.

I'm getting a $2M umbrella policy with USAA (~$290/yr), I like the angle of having to "pierce" the  insurance's lawyers instead. 

Some people are just working their angles and not interested in you.

The bonded washer needs to be very wide like in this photo.

As an old mentor of mine used to say go into a deal with "eyes wide open" (the good and the bad). 

You could try that angle first, and if unsuccessful at the sale, then pursue the atty & family quit claim route. 

My mind works in a way that I need to know the entire process and every angle of it before I take action, so thus-far I have been "investing" in knowledge and I likely cannot process since it's coming from people who are highly successful and really in a whole different situation. 

I'm just looking for a lever.Would you consider such a measure, or would you come at it from a different angle.
