I've been shifting my strategy from buy and hold to try and be a bit more creative with my deal flow, to avoid hangups, only looking at the puzzle from one angle, and neglecting to realize a not for me may very well be a deal for someone within my network.My target for the properties are all:Multi-family (which is an extreme rarity in this city I'm finding out)Equity 70% and higher Both Absentee and Non-Absentee OwnersIn the City of AtlantaI ended up with about 50 properties that fit the criteria after I filtered out all town homes & condos.

You could try that angle first, and if unsuccessful at the sale, then pursue the atty & family quit claim route.

My mind works in a way that I need to know the entire process and every angle of it before I take action, so thus-far I have been "investing" in knowledge and I likely cannot process since it's coming from people who are highly successful and really in a whole different situation.
