Better to flip or rent no mortgage paying cash for properties

Hello BP team,

I’m a newbie at real estate and would like to buy some properties. I’m torn between rental and selling not sure which to do, I’m paying cash for my properties so no worries on a mortgage only have to worry about taxes of course. I would also like to be a private money  lender/hard Money Lender. Any suggestions???
