Huge red flag w/ underwriting when a borrower has a new base salary higher than previous earnings and the 'employer' is an immediate family member.

To CYA just list the things on the credit report that are the red flags when you send the denial.

@Aliz Rao I'm not one to be negative, but there are so many red flags with this transaction that I would never have advised a client to do this deal...maybe have an exit plan in place just in case this one doesn't work out as you had planned...you're upcoming out of pocket is going to be massive over the next year...huge carrying and renovation costs...and best case your returns don't make sense for the risk you're assuming...

That puts me at a negative $452.48 for the year or $37.71 each month in the red. 

If you are working with a GC who's allowing you to write up the contracts that is a huge red flag that you aren't dealing with an experienced / sophisticated operator.
