Hello all, I finally put my property up for rent in MI and I’m in the pre-screening step. So I have a couple questions: 1. How do you determine who to show the property to? I asked a couple questions and they answered as if they do qualify but I just don’t have a good gut feeling about them just based on the brief conversation. Do I still show them the property? 2. Assuming they do qualify, I show them the property, and they want to rent, if I don’t want them, and they do qualify my minimum requirements, is there anything I can do to legally deny them? 3. If they lie about something, how do I deny them? For example, they say their income is 4000/month when it’s actually 3,300/month. It does meet minimum requirements but they still lied. How do I deny them? 4. Assuming their background check comes back and shows they’ve been evicted, can I just email them the results with the name, address and phone number of company they can reach or does it have to be a written letter mailed over? 5. What if one of the potential tenants is part of a government funding, so they have the help. The company requires another inspection, I said I’ll look into the company. How do I go about not wanting them to pay through that? They still qualify even without their help because they qualified a while back (according to them). 6. If their income isn’t stable, how do I legally deny them? 7. If they don‘t meet credit score requirement, and I mention it to them as a minimum requirement but still end up scheduling viewing of property, can I still deny them for that? 8. They say they smoke but not in property and my minimum requirement is no smoking, can I still deny them if they smoke? How do I deny them if I’ve already accepted to show them the property. For the record here’s my minimum requirements: 1. Earn 3x monthly rent 2. 620+ credit score 3. Credit/background check 4. Positive references from all previous landlords 5. No evictions 6. No Smoking 7. No pets Thanks for the help (:
