Now I give myself some credit for deducing 4 years ago that Charleston was under the radar and the mass's did not move in there because it was more west coast type pricing.. but for fix and flip and new construction its off the charts good.And in portlandia same exact house I built and sold last year ( 27 of them ) for 350 to 375k) I have another 23 I am building this year and the banks construction loan appraisals just came in at 430 to 450 each.. now is that me being a master investor builder or just right place right time..

One last week that had the original kitchen size of 192 sqft but had a kitchen update 10 years ago, sold for full asking price in 3 days on the Sunday open house.

You allocate that based on square footage, so if all three units are the same size each gets one third of the cost basis, but if the main house is the size of the other two units combined then it'd be half to the main house and a quarter to each smaller unit.

There's new constructed homes staring at $145k price points which really tightens the buyer base for older A,B markets, the true value in these homes are lot size with value added rehabs.

Guess I'll just have to analyze any deals on their own merits, maintain sufficient margin for safety, and have multiple exit strategies, but that sounds like it will be a lot of work so maybe I should just look for an easier answer from a guru with fancy charts.
