With a 30-yr mortgage, you could always make a higher payment and pay it off quicker like a 15-yr loan if you wanted to, but with a 15-yr mortgage you can't pay less and you're going to be stuck with that entire payment counting against you when you go get qualified for another mortgage. 

The big question is can you close quicker?

Also, black colored roofing melts snow quicker than white colored roofing.Just my 2 cents.

How do you expedite this quicker? 

Also, should I refinance more than the balance so I can use the extra cash for a down payment for another rental, or should I refinance at the current balance and pay it off quicker?

Are they really just advertising 'quicker cash'?

If you can offer a quicker "all-cash" close it will make your offer look better.I bought an REO once on the right timing.

I will settle for a quicker project that I would make less on, but I like the security of working with someone experienced if I need to leave and still making it worth their time and mine.
