Seller Asked for Earlier Closing Because Needs Money

Hi,

I have an accepted cash offer on a property with a closing date of June 9th. The seller has requested a closing that is two weeks earlier bc she needs the funds sooner to finish fixing another property she is selling. I have the inspection tomorrow and feel that this puts me in a very strong position to ask for a lower selling price. We are currently at $56k for a SFH built in 2001, so I think there could be things such a the roof, A/C, water heater, or major appliances that are nearing end of life. Assuming that is the case I feel that I am in a good position to have those costs reduced from the sales price. How should I handle this situation?
