The money should have been in the agents custody within 2 days after the contract was signed per the contract.

If not, caution it off physically and say it's out of service if you don't want to spend $$$ to fix it today.

Aloha,Not enough info, but I would ask how long they have been together; determine if her credit score is high enough that she would likely protect it; ask what is the reason for the nephews...does she have custody?

I don't have to worry about outside maintenance or any major capex expenses, we don't have a lot of physical possessions and were both out of town quite often and they feel a sense of peace knowing its in a "gated community"
