You should be making offers at prices that drive cashflow and an overall return that you're comfortable with. 

I'm probably not bold enough to take on too much renovation, so I'd be more comfortable buying my first property that doesn't require much capEx. 

I'm more comfortable with monthly -- I have three doors now and I tend to get all my business done in a certain time frame.

Hopefully with knowledge and experience you'll become more comfortable with taking strategic risks with eyes wide open to the realistic upside and downside of it.

I would suggest networking and making sure you have your dream team (Realtor/Deal Finder, Property Manager, Contractor, Lender) to make sure that you are completely comfortable in the area that you chose.

It really sounds like you are trying to maximize the return on this tenant's occupancy by withholding as much of the tenant's security deposit as you possibly can.Making the statement "I know they are lying" given the utter lack of any sort of evidence except an omission from a home inspector's notes...further evidence this industry might not be the right fit for you.

The reason I asked this question is because my previous tenant was not comfortable to show his apartment while he was occupying citing pandemic as the reason so I had to wait until he moved out to start showing to prospective tenants, I hope that will not be the case when I am selling.
