I would suggest networking and making sure you have your dream team (Realtor/Deal Finder, Property Manager, Contractor, Lender) to make sure that you are completely comfortable in the area that you chose.

It really sounds like you are trying to maximize the return on this tenant's occupancy by withholding as much of the tenant's security deposit as you possibly can.Making the statement "I know they are lying" given the utter lack of any sort of evidence except an omission from a home inspector's notes...further evidence this industry might not be the right fit for you.

The reason I asked this question is because my previous tenant was not comfortable to show his apartment while he was occupying citing pandemic as the reason so I had to wait until he moved out to start showing to prospective tenants, I hope that will not be the case when I am selling.
