Need help on doing my first ever deal!

Hi, all! My name is Dillon and I am 21. I own my own house and a 4-plex rental property through my Grandfathers will. As I’ve grown up, I’ve wanted to get to get into real estate so now I’m stepping out of my comfort zone. So, there is a property me and some friends are interested in. (My friends are hard money lenders and real estate agents.) the house is selling for $69,000, is a 2 Bed, 2 Bath in almost perfect condition in a 55+ community. We want to make it more modern and sell it for 120-150k. But we’re not sure how to start a loan or even how to pursue this. Any advice for a new guy and his friends? Is this a good idea? Thanks!
