As for BRRRR, I'm just exploring it as an option and trying to learn more about it, particularly since I have little knowledge when it comes to renovations. 

I started off exploring possibly investing in upstate new york as I wanted to be closer to come but Ive come to realize its better to invest where the numbers make sense.

I can probably finance about 1 more traditionally, but will start getting into a tight situation after that, so starting to explore creative strategies.I know there are a lot of financing options such as hard money, Helocs, refinancing, LMAs, 401K loans/withdraws, etc., but not sure which makes the most sense.Curious what others with experience think I should be looking into for my scenario. 

So maybe exploring different strategies could be useful too!

All of these signs initially tell me that we aren't well positioned to get into real estate investing at this time, but I don't want to make that assumption and shut the door on investing if there are some realistic scenarios we should explore. 

I knew it wasn't an original idea but still thought it was worth a shot in exploring the possibilities of reducing selling costs and timing. 

Turnkey might be an option you want to explore to see if it fits your goals.
