I went in, fixed drywall, painted walls white, paint cabinets, corrected floor slope and put down hardwood.

My BRRRR and Fix & Flip Investors like to buy in areas like Eastmoor, Hilltop, Whitehall, and Linden.

I would just budget to fix it and include that in my offer price. 

I haven't been but I have heard a fair amount about them and read several threads here on LU. 

I say if it's not broken then don't fix it. keep doing what is working for you.  

You will need money for a down payment and money for closing costs.It is also a good idea to have some cash reserves.You also will need money for any fix ups that need to be done when you buy it.

I’d analyze the amount of money you can make for each but you will probably find it to be greater with 4 one bedrooms as opposed to less 2 bedrooms.

The basics can be summed up as follows: borrow max available secured by the acquisitions fixed assets; sell the acquisitions receivables to a factor; mortgage any real property the acquisition owns; sell preferred stock and bonds in the acquisition vehicle to family, friends and associates; and obtain seller financing for the balance plus working capital from the seller.
