If your questioning your numbers or if someone has pointed out items you may have missed, then you need to talk to the Seller and talk to your contractor (if one was used) to make sure nothing was missed.It is hard to say to hold firm or ask seller to renegotiate if you start to question your own repair estimates.I would say don't make a decision until more info is gathered.

I just saw one of these advertised.It looked to me like one specific firm was trying to take investors by all their properties to get a sale.I can't believe this would be the best way to find a property, nor do I believe that they will list them at any reasonable price..

Based on the fact that some markets may still be dropping (2-7% annually) you can not be certain your ARV will be firm (even if you are conservative).
