"Property Tours"?

I notice some cities (indianapolis, Memphis...etc.) have bus tours to show properties to out of state investors. Investors are herded up and taken around town to be shown properties (mostly in low income areas).

I would love to get some feedback from anyone who has actually been on these tours. Did you find good deals, or did you feel like you were on a "dog and pony" show?

Of course, due diligence is the name of the game, and nobody should base a decision to invest in an area on some bus tour. Actually, if hundreds of investors are being driven around a given area, maybe that would be a good reason to AVOID that area. Seems better deals could be had where/when there are few if any buyers. IOW, by staying off of "band wagons".
