Is this normal?

Tenants paid, got the keys etc. today. They told me they want to paint one of the rooms in the house, make one alteration, and bring a dog (but they'd told me before that they weren't bringing any pets because of allergies). They don't own the dog yet, someone else they know has it and can't take care of it.
(Obviously I'm not going to say yes to all this stuff--I told them "I'd think about it and get back to them"). I was a bit surprised at being hit with all of this stuff at once. Is asking for all of this stuff the norm.

They're testing you. I'd say no to painting. Tell them if they want a different color you'll consider it after a year. I've had tenants paint, and they did a crummy job and messed up carpets. If they now want a pet, repeat whatever your pet policy is. Generally a deposit, interview the dog, maybe pet rent. Tell them if you find the dog there, you'll need to deposit and pet rent immediately. Hopefully read my other posts about wording your lease to apply any money received to other charges first, then the rent. That way if they give you the "rent" but not the extra deposit, you apply it to the deposit and the rent is now late. That gives you firm ground to evict.

What's the "alteration".

Put your foot down, Bienes. They accepted the place as-is. They told you no pets. That's the agreement.
