If you really want to get technical and dial in a precise number by city, you can go to the county tax assessor website and get each of the moving parts that drive the total tax rate (e.g. by taxing unit like ISD, county hospital, county community college, etc).https://taxonline.tarrantcount...Personally I am lazy and usually run with a rough estimate like you suggested...Andy

They did a drive by, took pictures, and I paid for it (deducted at closing), and took about one month.The third property I'm refinancing now is through SoFi and I paid for that with a credit card through their website, and they assigned one as well.

Surprisingly enough on a rental I just had in Sherman, I would guess 1/3 of the calls were from people that lived or worked in DFW area and were willing to drive for the price.I've posted various lists of meetups in DFW area if you search for it here.

Drive for dollars, cold calling, direct mail, bandit signs, social media marketing, website, possibly wholesalers........ the list goes on.

Some of the other people in the program are having some luck working the ATL & PHO markets which is influencing where i will start doing some outreach but I figured i'd get more seasoned investors to share their take and maybe help me see some things from a different perspective.I know this system is not the most sustainable/scalable but seems to be the fastest way to get the ball rolling in terms of revenue as it's marketing is time consuming but free, basically just FB group outreach & direct messages.

You won't get anything from the tenant but also won't get legislation to change based on the first interaction with your elected officials but you will plant a seed and you will have a lever to pull to vent to with someone who might actually be able to drive change!

They all have their own perks and benefits but what I am looking for most as a new agent is adequate training and support to insure I achieve sustained success and do not fizzle out in my first year like the 90% of realtors they mention so often in school.

There are other schools of thought, but I think when you're just starting out, the best location is somewhere close enough for you to drive to.
