Thoughts anyone?  What am I missing? Do the numbers for DFW metro look good?

    The 2.7% (2.687999% to be exact) actually includes property taxes for the city, school district, water district, Tarrant County College, Tarrant County hospital, and Tarrant County itself.  If any of those variables change based on the property that you are looking at, then the rate will be different. It's best to check the county appraisal district website of the property you are looking at, to get an idea of what the taxes are.
