Prospect HARD - you should spend 2 - 3 hours per day prospecting on the phone; sphere of influence prospecting should be done OVER & ABOVE prospecting strangersFinding Sellers is simple:  the average homeowner changes homes every 7 years, expireds and FSBOs are excellent sources of business (NO MATTER what anyone says, these two areas will yield out listings as long as you work hard to become good at prospecting on the phone)The above is the advice, I wish someone would have given me when I started out.

And I read insurance is needed to buy a property, which sounds shocking to me, meaning there may be a high risk involved in something as simple as purchasing property.In Spain, where I live transactions regarding property are supervised, governed and administered by government appointed officials, notary public and land registrar, and they can solve any doubts a prospective buyer has about a property transaction.Title can be reviewed asking the Land Registry for the property's file.

You can also have the prospects apply through the site so you don't have deal with the prospects' personal information or app fees until you have one that meets your criteria.If I post a decent rental, I typically have 20-30 apps within a few short days.
