Best Area Prospective Multi-Family / Duplex Invest (Indianapolis)

Doing some early research into where I might be able to pick up my first rental property! I have about $50k to apply and I'm looking for a property with some strong long term upside. Anyone have some experience around the Indianapolis area? Is Fountain Square my best play?
