To really give constructive input on your analysis each line item needs to be explained in detail as to how you arrived at it and what is included.

I've ordered a couple books to begin the education process(they haven't arrived yet) but the burning question I have is "where will we get the money to get started?"  

I don't know about the Army but the Air Force always had a military housing office where you could advertise for free and is always the first place where someone just arriving would check in.

72 is selling at 30% premium to South Beach, it would take a long time for the neighborhood to grow into $1500 sqf...I know you passed on this project but you mentioned that it's selling at a 30% premium compared to South Beach, which is interesting, could you elaborate on how you arrived at that number?
