Can anyone provide their input on Latch access control systems?

It's not on the water, but walkable to  a beach and part of a HOA with marina (no deeded slip but access to boat ramp).

You can use community property as the reason why she has 100% access to the funds or fifty other ways 

Are they only accessible to the tenants or can you rent out to others in the town?

Crowdfunding makes real estate easily accessible, however, in regard to institutional real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost. 

I agree with @John Underwood, I would just clearly describe that it was 1 bathroom in the listing, I think having a second bathroom advertised that is hard to access would be more likely to garner bad reviews than just having one bathroom.
