Advice for couple buying 4 unit property but can't exchange funds

Greetings. My wife and I thought we had a relatively simple purchase, but we're getting caught up in some details. Would love if some smart person had some ideas. We have a contract in on a 4 unit multifamily for $400k. We need to put 25% down or $100k. Most of the cash that we're going to use happens to be parked in accounts in my name and we didn't realize that, for the purpose of investment property loans, I can't just give/gift the money to her. I already have mortgages for 3 properties and really don't want to be on the loan as a borrower. My wife qualifies just fine in every way...I just can't give her the money for closing. She has a HELOC in her name with sufficient funds but she can't use that account since the funds can't be borrowed. We don't have the 3 months needed to rearrange the money in our checking accounts. Any smart people have any suggestions?
