If you know that the hard money loan is going to only loan 85% of the purchase price would you figure 15% down drop down tab when doing the brrrrr method or leave that out of the equation?

I won’t go into the gory details of this, but I assumed the rent grew at the Rent CAGR rate (g in the formula) the money was invested at 2% (r, rate per period) with the number pf periods being 9.

But forget all that; the main thing is devise a better method of emptying your weapon and do it that way every time otherwise there is a disaster in the making.

If that is the case, typically you want try other methods, as your credit score will be dramatically damaged. 

There are other methods of finding foreclosures that can be done for free and online through some tedious research.
