@Russell Brazil  In looking at it from the perspective of a builder with experience in CA, etc., I know all too well how all the constantly added new regulations are driving up costs for builders, homebuyers, and investors.

We are definitely looking "down the hill" first and have even discussed the possible need to start out of state as we know California can a big nut to crack when starting out.Our thoughts have leaned toward SFR's for rehab or straight flip to generate some reinvestment cash of our own first.

You see, hazel nuts are the number 1 agricultural crop in Oregon and we live just north of Oregon.

I learned after words they told my developers they were nuts for trying to assemble so many properties.

That initial nut you have is hard to get back.
